FEASIBILITY STUDY PROPOSALS
Following a detailed appraisal of over 25 potential uses, the feasibility study concluded that the most viable option for Lews Castle is a mixed-use development. The proposed uses are a new Museum nan Eilean and a high quality hotel with function suites, utilising different parts of the building. The Comhairle would run the museum and the hotel and function facilities would be leased to a private operator . The combination of public and commercial use is critical to the viability of the overall scheme.
The museum would be essentially a new building, developed around the existing 2-storey service accommodation at the rear of the Castle. This area is in very poor condition and would be extensively altered to create large and flexible museum spaces.
The location, layout and room sizes suggest an opportunity to create a flagship hotel and functions venue within Lews Castle. The hotel would occupy the restored main front block of the Castle and would be entered through the existing main door and porte cochere.
The total cost of the scheme is estimated at around £7.5 million. The anticipated public funding partners are Comhairle nan Eilean Siar, Historic Scotland, Heritage Lottery Fund, the HIE Network and the EU through ERDF grant. Subject to securing funding, planning and listed building consents, repair and construction work could start in 2008.
